Purchased this two unit in August. Immediately, the upstairs tub area began leaking through our ceiling. We've caulked around tub/wall and tub/floor, replaced the valve, opened wall to check plumbing, and made sure the tenants are not splashing water on the floor, but still there is a leak. It's a small leak, that is not consistant, sometimes only leaks once a week, sometimes more. Not a lot of water coming down, but enough that it can't, obviously, be ignored. Any other ideas on what to do, or if not, who to call? Plumber, carpenter, tile person?? Thanks!

I have seen the same problem, during showers, caused by water entering the wall where the shower head comes out. (it splashes from the person's body) Check and make sure the escutcheon at the shower head pipe is tight to the wall and caulked.

Also check the grout in the tiles inch by inch. There could be a small crack or gap which would allow water to enter the wall.

If it were a plumbing leak, it would happen all the time, or even when the tub/shower is not being used.

You could be having a problem at the over flow, typically located below the spout. Sometime the water will leak at this point due to a bad gasket or off-set overflow pipe connection. This gasket can be simply changed by removing the over-flow escutcheon. this can leak intermittenly. Are there doors or a curtain installed because negative corners on the tub can contribute to the water running over the front and unto the floor with various degrees dependent upon use.
