We are considering buying a 1977 ranch that was built on a cinder block foundation. The home is located in Northern Illinois. Apparently, the realtor stated there are some issues with water leaking into the basement. They are willing to fix the leaks, but we are worried about this type of foundation and the age of it. She said the amount to fix the leaks is around 6,400 (waterproofing). Can anyone tell me if this type of foundation is prone to leaks and what else do we need to look out for? I am seriously thinking the foundation may have to have the drainage improved which would mean digging along side of it correct? Is this a bad move? Please tell me what is invloved and who should I have look at the foundation before we buy?

..and last para.. "if you want a dry basement you MUST apply a foundation waterproofing system to EXTERIOR of the walls"....and backfill with gravel.
is there drywall/paneling against walls? if there is, its in your best interest to see/view the basement wall(s), there might be a wall that is bowed etc. Best to know that NOW.
Bottom line, poured and block leak. You need to first define exactly how/where water in entering the basement, most often it is through cracks `n other openings on the OUTSIDE of that block wall and/or 'above' grade-openings like crevices/gaps around bsmt windows,tuckpointing needs etc.

CINDER block? or CONCRETE block? There's a BIG difference. CINDER block should not have been used for a foundation. CONCRETE block is fine. Which is it?
