This HO has a TWO-part problem, 2 ways water FIRST enters and comes out inside basement through chimney chute door
One part we just fixed/waterproofed, the other(brick repair-tuckpointing)will need to be done, until it is the HO may-could still get some water out chim`y-chute door.
1) Delta memb, some will place it against exterior walls but they don`t apply any mastic/tar or,they only spray on a THIN amount-damproof walls w/no visqueen. If ya wanna use this fine but the walls really should be waterproofed(thick mastic/roofing cement)and visqueen applied over mastic....then place Delta against walls especially when one is using equipment to backfill.The visqueen will stick-adhere to wall if applied correctly and walls backfilled w/all-most gravel.
If ya look, the Delta is not as thick as some say/think..believe what ya like.
6,9,10) vertical crack, this is one of the entryways for water/rain, it goes through crack and into chimney.Has nothing to do w/some supposed goofball poor grading issue.
8) exterior drain tile, nuttin wrong with `em as is most often the case/fact.
10,11) other openings where water enters
12) these little chtt openings between bricks can allow quite a bit of water to enter on those heavy wind blown rains, yes indeedy.
17) pretty much done....umm, where the crap is all the ruined landscaping we keep reading-hearing about? Nimrods.
18,19) the top 8 to 10 courses of bricks were previously torn down and okayed by city inspection,hmmmm. Well, someone has bad-blurred vision lol. The dang chimney isn`t straight at top, pics don`t show the curve as appears on site. 20) spalling bricks and open joints
somebody previously dug out and attempted a patch job over vertical crack, NO hydraulic cement,NO mastic,NO visqueen,NO gravel backfill....all mistakes.
2,3,4) THE REASON WHY,WHERE water first-enters. Homeowner sees water inside at-along wall-floor joint. Basement doesn`t leak because of some supposed grade issue,not because the downspout extension isn`t long enough, not because of some supposed low spot in yard....all nonsense.
5) opening between bottom of brick and top of wall....guess what inside-injections? Your epoxy-urethane injections cannot get to any of these,duh! Its where some water can certainly enter but what do you care, right?
7-9) exterior drain tiles and the T-tile or some call it the bleeder. Yet again nothing wrong w/them. Take a hose and run water full blast, all day long through these tiles, nuttin happens,no water on floor etc.On the other hand, take a hose and run water along grade where crack is, water enters at,along wall-floor joint because......there is a crack,an opening that allows the dumb water to enter,sheesh! Got that Mr Haege?
10-12) Newer home in Macomb Twp, HO called because of this area in pics but also because on another area on front wall. Front wall leak-problem was ALL due to openings around first-floor living room window, thats right. Showed HO by running water test w/hose.
See that SHEETING against wall? Builder did blchtt injection,obviously still leaks and Mr Builder is long gone and so is the SUPPOSED LIFETIME Guarantee....bye bye.
The sheeting does NOTHING except, HIDE-conceal THE PROBLEM.
HO also leaks where there is a crack in control joint. Some ROD ho`s will soon leak on ALL 4 walls.

If you have a leaky basement and get estimates, those who come over and try and sell ya some kind of INSIDE system, do they TEST for radon BEFORE they sell and install the drain tile or baseboard system....you know, BEFORE they CREATE MORE OPENINGS in your basements? Huh? Do they even bother to bring up the real possibilty that installing an inside system can INCREASE radon levels in yer basement/house?
OTHER soil-gases can/could enter your basement through the same openings. They mention this to ya`s?

Doin` the top 2-3' of a wall doesn`t waterproof the WHOLE dang wall,hello? Vertical cracks extend all the way down,steps cracks go....down and fairly often there will be a horizontal crack way down, at the top of the first block up off footing,yes indeedy.Don`t see any hydraulic cement either lol. Say again, not purposely knocking them..... I/we don`t want to hand-dig but it is best for all/everything concerned. Eliminates the possibility of equipment/operator hitting any service lines, even when they know exactly where they are,have seen it happen fairly often. Or unintentionally hitting the house etc.We all have bad days.
Also when using equipment,even just a trencher, you`ll most likely ruin quite a bit of the homeowners grass,and best be careful when getting close to neighbors grass/home etc. And one will need the room to use a trencher.
In vid, ya see the dump truck on lawn,near house. Say yet again, no disrespect,am sure the company owner got the OK from the homeowner.Still, just my opinion, this could have and should have been hand-dug and backfilled w/wheelbarrows,everything by hand which would have saved the cost for partial new lawn.

Another thing that worries me a lil is i don`t see any visqueen over the mastic.
I didn`t hear anyone say they use hydraulic cement in/over all cracks,on `n under those bsmt window sills and where those bricks sit on wall and on any bricks that`ll be below grade when they are done.
If ya noticed, we always show the homeowners the cracks and other openings and, take pics of them.Wish they`d have shown crack(s) etc.
When asked... what they find down there? They say no `stone. 99.9% of the time ya won`t find any gravel/peastone down there.Sometimes there will be a few inches of 'cinders' over the tiles.
Say again, the exterior tiles have nothing to do with why water enters through cracks and other openings on exterior wall or through above grade openings.

If footage was 30' and it looks to be about 6' deep then its a one day job,hand-digging/backfilling/clean up etc,one day and we`d have charged between $2,700-3,000. I cannot imagine coming home next door and seeing that truck anywhere near my lawn. Hand digging is much harder,takes longer, and costs more but is much safer in the long run.. Sure the Army of ants in fast-motion was impressive.
The soil tamper that followed after the soil dump compacting the soil to a heavily unpenetrable layer of hardpan was impressive and the weight they carried ( in god knows how many actual trips ) they made all in one spot.
