The back of my basement is part of the opriginal house and the walls are poured, starting to crumble in some spots so you can see pebbles in the cement, etc. The front basement is poured as well, but newer - the old owner said he thought he remembered his grandfather pouring it in the 50's/60's....The front only gets wet because of the back. This past big rainstorm we had covered my entire basement floor - not any depth, just a nice wet layer. The back wall, in one spot has a visible leak, more than seeping but not quite a spout? The other 2 walls have fairly good seepage. Since digging up the foundation to seal the outside is not an option (we had to apply for a permit for it because the county says I am on a slide zone, we were denied. Apparently the damage has to be greater than it is now?) I am not going to be able to sell this place like that. Any suggestions would be greatly appreciated!
Nikkip, I don’t normally recommend this but, if the problems are the walls you can look up epoxy coatings. This will help with the spalling and help with seepage and dampness. If you have cracks you can do epoxy injection. There is a lot of info on concrete network.com. It’s a start. If the water is coming from the floor you need a new drain tile below the floor. The floors are sound - thankfully - the seepage is just in the back side walls. I will look up your suggestions too. We did install a french drain down both sides of the house but will not know how much if any that helps until the next big rain - that seems to be the only time we have troubles. I LOVE my old house - the only problem are is the back basement. Guess it could be worse Thanks for the pointers!
