I have an under-house garage that has two cracks in the concrete walls (one on each side) that leak water into the garage during heavy rains. The cracks are stable without large gaps and the walls have not moved. The house is 14 years old and the ground goes up to about 6-7ft outside the concrete walls.
how do you recommend that I fix this problem. The cracks have already been cut open on the face and patched with hydraulic cement that is not working 9the water simply soakes through the patching). Digging down on the outside of the foundation seems extremely difficult to do without some equipment.
Well, the guy who does this every day should be along, maybe tomorrow, but as you have discovered, cracks cannot be effectively repaired from the inside.
Digging with heavy equipment may be similöar to what caused the cracks. Digging to repair cracks should be done the hard way, by hand, but it's only needed where the cracks are. Heavy equipment can impose a surcharge of weight and cause lateral loads against a foundation that they are not designed to resist.
If you read any of the many posts by LicensedWaterproofer in this forum, he has explained the process many times, and has posted several links to other authorities about repairing leaking foundations. I'm sure you'll hear from him.
