In May I discovered that the joists and subfloor in the crawlspace had molds on it due to insulation covering the one only vent. After mold remediation and uncovering the vent and installing dehumidifier in the crawlspace and placing two layers of 6 mil of visqueen, I am able to keep the humidity under 60% during the summer. this winter the humidity is less than 30% in the crawlspace and the dehumidifier rarely is on . I have closed the vent but not cover with insulation. I have noticed water droplets under the first layer of visqueen covering the dirt floor. The second layer of visqueen is dry underneath it. Is this something I should be concerned about it. the visqeen is overlapped by 12 inches and taped. the visqueen is about 6-8 inches up the wall and kept in place by weighted block. should i do more such as close space encapsulation? Additional information, One wall of the crawlspace is the adjoining condo, opposite wall is my basement. the south wall is the exterior wall with one vent and the north wall is the brick front. the crawl space size is 50ft long( north to south) and 15 ft wide. I have insulation on the exterior walls only. janice
The water appearing below the floor plastic is normal. It is condensing ground water vapor that used to be going up into your basement.
The single vent for the basement is useless and should probavly be left closed and insulated over year round, especially if the walls are insulated and the space is conditioned with heat or air conditioning.
