help. i just bought an older house 1920's in chicago suburbs. we had a major rainstorm a couple of weeks ago and we had sewage backup. when teh servicemaster people came to clean, they took down some old paneling in the basement. and, to our surprise there was a crumbling foundation on one of the walls and major cracks and bowing on another.

we had some foundatin repair people out. and the man quoted us, wait, are you ready, 40,000 dollars to have the foundation repaired. are you kidding? where do i get that kind of money? however, i do understand that it needs to be fixed.

the wall backs up to teh driveway and i think the bowing is due to pour water drainage in that area. i have o cracks upstairs and no problems with the floors.

is there a way to fill the foundation and then "lock it into place" where it is now, instead of redoing the entire thing? i understand that i will have to fix the drainage problem, but does anyone know how to fix this for less than 40G???

Have someone who is not a contractor look carefully at the foundation...an architect who knows what he's looking at, or a good structural engineer.

From what you've written, I wonder if the cracks and bowing are not from a heavy vehicle which may have been in the adjacent driveway?

The cracking and bowing should be evaluated to see if their approximate age can be determined...basically, are they old or new? Then, they should be monitored over time (months) to see if movement is still taking place.

It is very possible that the cracking and bowing have gone as far as they're going to go, in which case, unless they are causing problems, nothing needs to be done.

If they are leaking, but the cracking and bowing is no longer taking place, then do what LicensedWaterproofer recommends in his many posts in this forum, for about 10% or less than what you were quoted.
