What would be the most efficient addition to a split ranch? I would like to replace the 3-S porch with a dining room and an artist studio. Contractors recommend three types of designs: 1. 2-floor plan; 2. A a cathedral ceiling and the room doubling as both, or 3. Expand the kitchen into the 3-S porch, add an entrance into the new larger one floor replacement. Thanks, Lindstead

An architect might be worth the cost. They will know about structure, cost vs. resale value... Most of all, I've noticed lately how impressive it is that a pro can see so open-mindedly while the rest of us seem too distracted by the current walls... Just make sure they understand your desires AND YOUR BUDGET. Knocking out walls... can be costly.
