My home is a 1920'sthat we bought in Sept 2005. Currently the home has a large living/dining rm, a lg bedrm, a lg laundry rm,and a med kitchen downstairs. Upstairs we have three bedrooms and one bathroom between two of the bedrooms. The other bedroom upstairs has a large unfinished rm attached to it above the garage where we will put a large bath and closet. Here is the delima, There is no bath downstairs so we have to put one in. The bedroom is large enough to put a half bath AND closet , if I leave it a BEDRM. OR I could add on the now laundry room to the kitchen and turn the bedroom into a dining rm and put in the half bath and small laundry room off the dining room. I would either have a 4 bedrm 2 1/2 bath, good size laundry med.size kitchen with living,dining rm together OR 3 bed rm 2 1/2 bath large kitchen large living rm med dining rm small laundry& 1/2 bath combined. What is worth more? The extra bedroom or the much larger kitchen and living rm? Thanks for any input Sorry so long. A ngie D

I'm not sure what area of the country your in, where your located in the city, or the size of your home, but from the trends I've been seeing here in the Midwest, Women, in particular are looking for the larger kitchen. With that being said, I would take a look at who your market is. Who is moving in around you? Is it young couples who won't need as many bedrooms? Is it larger families who need more space? Maybe it's older couples who are looking for a smaller home with less to take care-of? I think this should be the beginning of your analysis.

Thanks, I will research the buyers in the area before I make a final decision.I live in a rural area of southeastern KY. The closest "small" town is Hazard, KY and its about 7 miles from my home.Its right beside the main road as opposed to up in a hollow or on top of a mountain. Thanks again Angie.

I have a similar question. I currently have a 1/2 bath as my master bath. It's not real useful to me and I'd rather convert it into a walk-in closet. Will this decrease the value of my house much - if I take out a 1/2 bath?
