I love mod houses yet I can't find house plans anywhere! I'd love to build some mod houses in the 'plain-jane' subdivisions BUT no one has plans for them.

Any help would be much a appreciated!

Properly designed 'modern' stock house plans do reguire the skills of graduate architect. For just one house that is prohibitively expensive.
Aechitects who design stcck plans must be able to sel their use about 100 times to break even. Very few builders want 'modern'. I was a successful stock plsn architect (retired) but I could not afford to design 'modern' stock house plans. In my humble opinion your general example is way off base and would not appeal to the general public. Good planning and design does appeal to most home buyers. I doubt if I can point you in the right direction but I will try to answer your follow up.

As Dale stated modern plans don't sell well in the stock plan marketplace. Modern or contempory stlye house in general don't have as many potential buyers.

I am a Residential Designer and I too love the "monolithic" and contempory style houses. There is one other problem; most HOA Architectural Committees don't like "different" style houses. The last custom design I did that was different from the rest of the homes in the neighborhood was so corupted by the Architectural Committee that turned out looking not contempory at all.

If you still want to proceed with a Modern Style spec contact a Residential Designer or Architect in your area, to have a custom plan drawn. It will cost 2 to 3 times more than most stock plans but could be modified by the same designer and rebuilt several times.

I also like a lot of the homes that were built in the mid 60- mid 70... some call them Mod's.. I am sure there has to be tons of plans out there someplace, since there were thousands of these built. I personally think there is a market for houses like these... like young hip firstime buyers... the kind of folks who watch HGTV. I notice a lot of these houses on HGTV.

Suxors that no one has these plans available. Seems to me, some enterprising designer/architect would post their old plans (with some refreshing) from the 50's and 60's since what's old is new again.

The whole 'country french' theme is making me sick...

I so Strongly disagree with those that feel there is not a good market for modern/post-modern home plans. I too love the the simple, clean lines - the lack of this type of home being built is not due to the fact that people are not interested, it is that most of us do not have accessibililty to affordable modern plans. The cookie cutter builders/architects that design/build homes for the mass general home homeowner do not offer this as an option. We see the standard ho-hum two-story, rambler, split level homes over and over is not due to demand, but rather that is all us middle-income individuals have to choose from. I believe if someone offered stock designs, or your average general contractor built these homes as an option in the same price range as the other styles of homes, there would be many takers!

We see these awesome homes, knowing they are built from the same materials as any other home, but only to the high-end buyer. They do not take more money to built just a little re-education on sustainability, style by the builders & designers who have been in the business many years and continue to do what they have always done.

I absolutely agree that there is just nothing else available.

I am pretty sure that if a community of these lovely modern homes went up, they would be snapped up.

I am from South Africa, where every house is different. (There are communities starting to copy the the American trend.)

The more we show American friends all the different modern styles, the more unhappy they are about living in the houses available.

Google any realtor sites to see the lovely homes that are easily available.

There is huge demand for mod minimalist homes. People are tired of the mcmansions. Mod homes seem more custom and expensive to construct and they do not necessarily have to be. I'll be building a few shortly.

this question is to autonut regarding plans to build mod minimalist homes in the near future. I see that you are in Minnesota... us also, and have researched green building, zero energy homes, sustainable building practices and materials and visited with many companies in the field. We own land and were seriously planning on building in North Central Minnesota, but with the real estate market filled with homes and lack of buyers we thought we would look a bit first, as the construction costs have not yet adjusted as the home market has. We have searched the hotlist to death and can not find anything close to a modern, energy-efficient, healthy home anywhere in our area. I believe we will be back on track to build on our 20-acre parcel. Where are you planning on starting your building project and are you working with anyone?
We would enjoy hearing what you have on the planning block, ideas, etc. There has got to be more individuals in Minnesota with the same goals. We have met many individuals in the Twin Cities area, but as you move further North, the lack of knowledge in this field as a whole is sparse.

For all looking for modern stock plans - I have been publishing modern house plans since 2002 and have a small collection available today. Its catching on and as some of you have noticed there is a significant amount of unserved demand for modern houses - build them and they will come. People are building my house designs all over the country today.
