I need help guys. I married a woman with a modular home that has a sinking bathroom. The bathroom rests on a wall that goes to the outside. It is 9 ft deep and 5 feet wide. When you walk in it sinks to the far left corner. I know I'm going to have to pull the floor up and when I do, I'll lose the base that the base plate will be resting on, so what do I do to keep that from coming down. I need any and all advice I can get here. My wife said this was a modular home but when I went under the house today, I found steel beams running the length of the house...does that sound right? I'm kind of not wanting to tell my wife she really owns a double wide trailor. But then again....that's another story. Any help you guys can give me I'd appreciate it--
Not quite sure what you mean by losing the base and the base plate...and without seeing the actual structure, it's difficult to make any meaningful recommendations.
Is the floor framing visible from underneath the house? Can you see what is moving when the floor sinks?

You can't see the framing because of all the insulation and all the ac/heating duct work runs right underneath it all so I can't get to it easily. But I did my other bathroom and the framing is done with what I remember as 1 x 6. Remember, it's a modular home. I can see a little bit of the wood as it ends on the outside plate. I wish I could send you a picture..it would be easier. There is a steel beam that runs the length of the house about four feet away from the wall. I expect that the flooring joists lay on this steel beam. When I spoke about the base plate, when I did my other bathroom, I had to tear out the floor joists that ran into the wall which was an outside bearing wall. It was so rotted out, it just chipped right out of there. Once that happened though, the wall settled down about an inch and a half and I couldn't figure out how to get it back up. It's still a future problem to deal with. The outside wall rests on a 2 x 6 that runs the outside of the wall in which it rests on a brick skirting around the bottom of the house. I have a feeling though that it's not suppose to be resting on this brick wall. Have any advice now that I might use or would more info be useful? I need some help because I don't know exactly how to handle this. I'm thinking maybe it would be best just to rip it all out and start from scratch and do it right. What do you think? Thanks-
It sounds to me that this may be a double wide trailer. If like you said the 2x6 is on the brick skirting it probably wasn't pressure treated, as was not intended to be on any type of masonry. I think the best bet would be to open up the floor and replace what is rotted and make sure any wood coming in contact with brick is pressure treated. Also make sure that you have proper run off on that brick skirting, if water is standing on the top of the brick it will rot out quickly. Good Luck!!!
