Hi,

I live in a linked-detached house. The Link consists of a Brick Shed on lower level and Bedroom on upper level and then a flat roof.

I am going to convert the lower level to a dining area. Basicially, I think the brick shed wall is non load bearing but need to confirm it.

I have exposed the joists and they connect to my house and the neighours house by joist hangers and the joists 12 foot long. does anyone know if the wall below could still be load bearing? the wall is about a 1 third along the joists.

I hope my description isn't to confusing

It isn't confusing, but it isn't sufficient either. We need to know the size, species and grade of lumber, and the spacing of the joists, and we need to know what loads from above are on the joists. Then, the fact that you're in the UK means that we'll need to know the building code requirements applicable there, because they might be different from here, as may be the lumber grading rules.

The best advice I can give you is to have a knowledgeable architect or structural engineer advise you, based on an on-site investigation of all the possible loads, plus the issues I referred to above.
