I live in a 33 unit townhouse strata complex that is 24 years old. The exterior consists mainly of a product called California stucco. It has a very pale pink in the texture of the stucco. However, after 24 years the color has faded. California Stucco manufacturers say that our stucco cannot be painted because it will affect the breathability of the stucco. Paint manufacturers tell me it can be painted with an exterior latex which has a breathable quality. Our stucco walls do have a vapor barrier behind them. Can anyone please tell me the truth about painting stucco. Thanks, John
The coating to use is called "solvent-type acrylic coating". One such product is "Modac", manufactured by American Coatings Co. in Pennsylvania. This coating has the ability to withstand a fire hose being trained on it, while allowing moisture to escape from inside the wall. It is perfect for your application.
A couple of cautions: the coating is expensive, and it goes on at the rate of 30 square feet per gallon, compared to 300 square feet for ordinary paint. It is roller applied.
This coating can last 15 to 20 years without recoating, so in the long run, the expense can be amortized.
