I am in the process of purchasing a hurricane damaged home down in Houston. It has a brick exterior and I plan on not replacing the brick. My problem is the moisture barrier was ruined and needs to be replaced. How can this be done on the interior side of the home before installing insulation and drywall? I have read that spray foam insulation is not the answer. Is there a product, such as felt, that can easily be installed on the inside between the brick and studs?

It will be almost impossible to install an effective moisture barrier such as felt between the brick and the studs from the inside, and still fasten it properly and maintain its integrity. Further, the moisture barrier must arrive above base flashing at the bottom of the brick veneer, and it isn't clear whether or not there is any base flashing, or if there is, what condition it's in. There is also the question of the moisture barrier as it relates to flashings above windows and doors...difficult to do correctly from the inside.

You may not want to remove and replace the brick, but it is the right way to do what needs to be carefully done. You only build it once, but you live in it for a long time. Don't make yourself regret not doing it right.
