It all depends on the contractor. Some contractors charge by the square foot yet some others will use time estimate formulas to calculate the number of man-hours needed for a particular project and bid accordingly using their hourly rate. I've used both methods, while the square foot approach is easier to calculate the man-hour method is more accurate.
