What is the best sealant for the money. We have been quoted $4k for HYDROZOL HBO Premium Masonry sealant app. to North & west exterior. The condo builing is a 4 story bldg appox 30ft wide. I haven't been able to find a good web site for more info about sealants. Any advice? Thanks
I won't get into the debate about which wall coating is best but here's a link to Chemrex that makes a wide variety of products. They have a pretty extensive reference list that includes projects involving Walmart, Target, Sears, and residential projects... mostly condos in Miami.
Are you sure a sealant will solve your problems? Have you found the source of the water? It would be highly unusual but not impossible for rainwater to seep through a block wall.
If you're sure that's the problem though, you might look into a "solvent-type acrylic coating" such as Modac (no, I don't own stock in the company). This is a very heavy paint which will repel water even from a fire hose on the outside, yet still allow moisture to pass through the coating and escape from the wall. A sealant will instead trap moisture in the wall, unless some measures such as through-wall flexible flashing and weep holes are employed, and it's probably too late for that.
Modac is manufactured by American Coatings Company in Pennsylvania, and there are other similar products on the market. The coating will last on the order of 15 to 20 years under normal circumstances, if properly applied.
